Building a house is usually the largest single thing a family in the Kathmandu Valley ever pays for, and the part that goes wrong most often is not the concrete — it is coordination. A separate mason, a separate electrician, a separate carpenter and nobody holding the schedule. We build houses as one contract: drawings and approval support, foundation and RCC structure, blockwork, roofing, wiring and plumbing, plaster, windows, doors, and interior finishing, handed over as a finished home.

What is included

A complete house contract with us covers structural drawings and municipal approval support, site clearing and layout, foundation and footing, RCC columns, beams and slabs, brick or block walls, roof, internal and external plaster, electrical and plumbing rough-in and fitting, flooring, windows and doors, painting, and final cleaning before handover. Where you want modular kitchen, wardrobes or a designed TV wall, that is folded into the same programme instead of being a separate job months later.

Earthquake-conscious structure

Nepal sits on an active seismic belt and the 2015 earthquake changed how the valley builds. Structural work follows the approved drawings and the Nepal Building Code — correct steel detailing at column-beam junctions, proper lap lengths, stirrup spacing at the ends of members where it matters most, and concrete mixed and cured rather than rushed. We would rather lose a week to curing than hand over a house we would not live in ourselves.

How long it takes and what it costs

A straightforward two-to-three storey house in the valley typically runs eight to fourteen months from foundation to handover, depending on size, finish level and how quickly approvals and material decisions are made. Cost is driven mostly by finishing, not structure — the structure is fairly predictable, while flooring, kitchen, windows and sanitary ware can swing the total considerably. We give an itemised quotation before work starts so you can see which line items you can adjust, rather than a single lump figure.

Frequently asked questions

Do you handle municipal drawing approval?

We prepare the structural and architectural drawings and support you through the municipal approval process in Kathmandu, Bhaktapur and Lalitpur. The application is filed in the landowner's name, so you remain the applicant, but we prepare the drawings, respond to queries and coordinate with the consultant so you are not chasing it yourself.

Can you build on a small or irregular plot?

Yes. Most plots in Lokanthali, Thimi and the older parts of the valley are narrow or irregular, and setback rules limit what can be built. We plan the layout around the plot shape and the setback requirement rather than forcing a standard design onto it, which usually recovers more usable floor area than people expect.

Do I pay everything upfront?

No. Payment is staged against completed work — typically at foundation, at each slab, at blockwork and plaster, at finishing, and a final portion at handover. You pay for a stage after it is done and you have seen it, not before.

Can I make changes once building has started?

Small finishing changes — tile choice, paint colour, socket positions — are normally fine and we expect them. Structural changes after the slab is cast are expensive and sometimes not possible, so we go through the layout carefully with you before the foundation is poured.
