Most roofing calls we get in the valley are not for new roofs — they are for roofs that leak every monsoon and get patched every year. Patching treats the symptom. Nearly always the real cause is one of three things: not enough fall, joints and flashings that were never detailed properly, or sheets fixed through the trough instead of the ridge so every screw sits in the water path.

Truss, sheet and tile options

For most valley homes the choice is between profiled steel sheet, stone-coated metal tile, and clay or concrete tile on a timber or steel truss. Sheet is cheapest and quickest. Stone-coated tile looks like traditional tile at a fraction of the weight, which matters when you are roofing over an existing structure that was not designed for heavy tile. Real tile is heaviest and needs the structure checked first.

Where roofs actually leak

Not usually in the middle of a sheet. Leaks start at penetrations and junctions: where a vent pipe comes through, where the roof meets a parapet or a taller neighbouring wall, at the ridge, and at end laps that are too short. These are detailing problems, and detailing is the part that gets rushed. We flash junctions with proper metal rather than filling them with sealant and hoping.

Insulation and noise

A bare metal roof is hot in Chaitra and loud in Asar. An insulation layer under the sheet fixes both — it cuts the heat coming through and dampens the drumming of heavy rain, which is the complaint most people do not think to mention until they have lived under one. It adds modestly to cost and is usually worth it on a room you sleep or work in.

Can you roof over an existing flat terrace?

Yes — a pitched roof over a flat RCC terrace is one of the most common jobs we do. It stops the slab taking direct sun and rain, which slows the cracking and seepage that eventually shows up as damp on the ceiling below.

How long does a roof replacement take?

For a typical valley house, usually one to two weeks for a sheet or stone-coated tile roof on a new truss, depending on area and access. We aim to get the sheeting on quickly once the old roof is off, and we watch the forecast before opening a roof up.

Do you repair roofs or only replace them?

We do both, but we will tell you honestly which one your roof needs. If the structure is sound and the problem is a junction or a few sheets, a repair is the right answer and we will say so. If it has been patched for years and the fall is wrong, replacement will cost less over five years than another round of patching.
