A commercial building has a deadline a house does not: the day rent starts, or the day the shop is supposed to open. Every week of overrun is a week of lost income. We plan commercial work backwards from your opening date, sequence the trades so they are not waiting on each other, and hand over in stages where that lets part of the building start earning earlier.
Shops, showrooms and street frontage
Ground-floor retail lives or dies on frontage. Large glazed openings need lintels and columns positioned so the glass line is not broken by structure in the middle of the display. Shutters, signage fixing points, and the electrical supply for lit signage are planned into the structure rather than drilled in afterwards. Floor levels are set so the entrance meets the footpath cleanly, which matters more than people expect on Kathmandu's uneven street edges.
Offices and mixed-use floors
Office floors need larger clear spans than houses so the space can be partitioned and re-partitioned by whoever rents it. That pushes the structural design toward fewer, larger columns and deeper beams. Services matter as much as structure: conduit routes, distribution boards, water tanks and drainage stacks all need positions decided before the slab is cast, because chasing them into finished concrete later is expensive and weakens it.
Working around a running business
Renovating or extending premises that are still trading needs different planning from an empty site. We phase the work so the shop or office keeps operating, do noisy and dusty stages outside business hours where the municipality permits it, and screen the work area so customers are not walking past bare structure. It costs a little more in programme time and is usually far cheaper than closing.

Can you finish before a fixed opening date?
That is how we plan commercial work. Tell us the opening date at the quotation stage and we build the programme backwards from it, flagging any point where the date is at risk — usually material lead time or an approval, not labour. We would rather tell you a date is tight before you sign than discover it two weeks out.
Do you do interior fit-out as well as structure?
Yes, and doing both under one contract removes the handover gap where the structure is finished but the fit-out contractor has not started. Glass partitions, ceilings, lighting, flooring and reception joinery are all work we do ourselves.
Is commercial construction costlier than residential?
Per square foot it usually is, because of larger spans, heavier floor loading, more electrical and plumbing capacity, and better-grade finishes in customer-facing areas. The structure itself is not dramatically different; the loading and services are.
